SPOTLIGHT on Patios to enjoy as Summer 2018 winds down
The Nancy Robertson Team
August 2018
Serving Oakville * Burlington * South Mississauga * Hamilton * Flamborough * Cambridge * Toronto

We are nearing the end of the Summer of 2018. There is still lots of time to enjoy getting outdoors. We thought it might be fun to spotlight some of our favourite patios around town and beyond. From Oakville's Town Square to the water's edge at Posta in Port Credit, we love the many possibilities in our community. If your favourite spot isn't on our list, let us know. We would love to hear your recommendations!
One special note - we would like everyone to meet Jaimee Vanderkruk (shown in the team photo below). Jaimee is the glue of the NRTeam - she keeps us organized and on track. She is working on becoming a licensed realtor as well.

What can we do today to get our home ready to be listed next year?
Clean, declutter, fresh paint, and look after all of those items on the old chores list.

It is often plain old elbow grease that is needed. If you have the time, be sure to work on these few items first. Buyers appreciate good quality, well-constructed, well-maintained homes. And believe us when we tell you, we can tell if a home has been loved and cared for. Buying a home is very emotional, and ensuring that buyers 'feel' good about the home is crucial.

If you have made a decision to sell your home in the next year or two, spending money on a new kitchen or an addition may not be worth the effort. If a kitchen has good quality wood cabinets, getting them professionally spray painted will give you that updated fresh look you are looking for, at a fraction of the cost. Sometimes it is just a new counter in the bathroom that will give this refreshed look. New fixtures, updated switch covers, door handles - there are many small things that can be done that don't cost much money. We can tell you from experience that an organized, well-maintained home (indoors and out) will go a long way to a successful outcome. Call us at 905 334 9422. We are happy to walk-through with you and offer our suggestions.

How is the real estate market doing now?

Everyone has heard how the market is slower than last year. Yes, this is true in some markets. But don't tell this to anyone trying to rent or buy a condo in Toronto. Our clients are competing on leases for pete's sake!

Much of the data you see in the press is comparing to 'last year'. This is unfortunate as the first 5 months of 2017 were the perfect storm - low inventory, lots of buyers, low interest rates - the likes of which we will not see again. The market is now more balanced. We now have a surplus of inventory in some markets, caused in part by a slowdown in non-motivated buyers and the back up of homes that don't get sold. One thing we can tell you for sure ... best not to use 2017 comparables when pricing your home for sale. Buyers are looking for value. We took a preemptive approach this year and priced our listings using 2016 valuations with a modest increase in value. This method has resulted in success. Pricing properly is key.

Our favourite spots to break bread this summer

The new hot spot in Oakville's Town Square is getting quite the buzz. Hexagon is one of Canada's first major attempts for Michelin Star status, however we have yet to treat ourselves to the 9 course delight. Instead we have come to love their morning cafe offerings. From delicious danishes to refreshing coffee and tea, to be enjoyed in front of the restaurant on the sun soaked seating area. You will definitely find us there Saturday mornings after our visit to the market!

The classic Landing Restaurants have mastered patio season. We consider it to be the perfect spot for lunch -an opportunity to catch some rays and delightful food. Harper's Landing is easily accessible in the Longo's Plaza of Southeast Oakville along Cornwall Road. In Burlington you can visit Jackson's Landing at Appleby Line and New St for a just as sunny spectacular patio experience. We highly recommend the crispy calamari and Peruvian chicken salad!

Emma's Back Porch is a Burlington classic. With an incredible view over the lake it is summer heaven. We love just about everything on their menu, and more specifically the seafood specials including Maritime Lobster Roll Sliders and Seafood Mac N' Cheese.

In the heart of Bronte Yolanda's is the perfect patio to spend a summer evening. The all white decor and Italian cuisine is beautifully elegant and it is one of the only patios in the area where you can actually make a reservation rather than hope for the best. The patio is also covered in order to protect from the elements but is open on the sides to a relaxing view of the harbour and the fresh summer air.

DINNER: 7 Enoteca

In downtown Oakville there is an endless number of options for dinner, however 7 seems to always make it to the top of our list. Their patio is delightful in the way that it sits right out on the square, allowing for great people watching and enjoying the last bits of sunlight. We especially love the Funghi Pizza.

DINNER: Piazza Bistro

Located just across the square from 7 Enoteca, Piazza Bistro offers a popular alternative. With just as fabulous a patio and delicious Italian cuisine it can be quite busy in the summer months. Be sure to get there early to catch a table outside!

A new restaurant in downtown Port Credit

There aren't many restaurants in the area with a waterfront patio like this one. Having just opened this year Posta is another incredibly well-designed Italian restaurant. The modern atmosphere and expansive space sets it apart from others. The menu has been carefully curated to offer a wide variety of specialities. Watch the activity on the Credit River while indulging in fresh pasta and a refreshing Aperol Spritz.

From the entire NRTeam please enjoy the final days summer.
Patios will be open well into September, so enjoy!
